In July 2012, New Valley Realty invested with Kushner Companies to acquire an interest in the Rockpoint 10 portfolio, which is comprised of 10 Class B multi-family apartment and townhome communities totaling 5,517 rental units. Eight are located on Baltimore’s East and West sides with one community just inside the northern Baltimore City line and one in Hyattsville, MD, a Washington, DC suburb.
Since the purchase of these communities, the portfolio has flourished. The east side communities average 95%+ occupancy and the west side communities average 92%+ occupancy. All of these communities provide a best in class product and some offer upgraded features such as washer/dryer units or hookups, dishwashers and upgraded cabinets. Many of these communities include amenities such as a swimming pool, a community room/clubhouse, resident business center, dog park, and fitness center. All model apartments and leasing centers have been updated or redesigned in the past 18 months and appliances, cabinets and flooring are replaced as needed in order to remain competitive and support continued market rent increases.
