In November 2014, New Valley Realty partnered with HFZ to acquire 76 11th Avenue in New York City. The site spans an entire city block nestled in the heart of Chelsea. It is located between 17th and 18th Street, between 10th and 11th Avenue, and is intersected by the High Line Park. The project will encompass approximately 850,000 gross square feet and will comprise of two towers.
The partnership chose Bjarke Ingels Group as the architect for the project. The objective of the design will be to maximize views, provide an interior driveway for car drop-off and lobby access, include a significant amount of outdoor space, and create an impressive amenity package. The size of the site, its generous footprint and the mixed-use nature of the Project will create a “self-contained city.” The plans also call for a retail and hotel option, but given the “as of right” nature of the Project, the programming allows for built-in flexibility. Unlike a lot of new developments in the area that cater to larger family sized units, the unit mix for this project will focus on smaller more efficient spaces that will range from one to three bedrooms, with the option to combine into larger residences. The incredible location puts you steps to Chelsea Piers, the new Whitney Museum, the gallery district, The High Line, Chelsea Market, and endless other attractions that make for a vibrant and unique neighborhood.
